Got to be 5 stars, but we do have a couple of reservations:- 1. there is no reception - which is a bit awkward for communication, except via intercom outside the front door. 2. we had a fire alarm and the fire doors remained closed. When we contacted reception via the intercom - they were unaware of the alarm!! No-one there to check us in or out!! The fire door eventually unlocked itself. 3. They charged us 50 NZD to park in a car park that was totally free for the weekend when we were there - very frustrating - and costly The room itself was absolutely stunning and huge with every facility you could need - even a huge walk in wardrobe which was hidden behind a huge mirror

“Perfectly Situated”

Fantastic place to be for New Year’s Eve in Napier and it was a gorgeous location to see the first sunrise of 2026. Amazing sea front views.

The things that sell this place is its seafront location and the art deco style of the building which is truly iconic - as with many of the buildings in Napier NZ. The things that sell this place is its seafront location and the art deco style of the building which is truly iconic - as with many of the buildings in Napier NZ. It is quirky and although billed as a 5 star hotel it is run and feels more like a self contained unit with no on-site staff. Access etc is all done online and remotely. Instructions were clear for accessing the apartment but you have to make contact 24 hrs before arriving. It seemed to work. The views from the room were spectacular. The room itself was reasonable - certainly not 5 star. Threadbare carpets, shower not fully working (rainfall head worked the wand did not), most uncomfortable metal back chairs and a small coffee table to sit around. All very functional but certainly not 5 star. The upside was having a washing machine and drier and also a sun terrace and shared kitchenette with a toaster and microwave all pluses. The biggest bugbear is the parking. Working out the zone and charging rates took some orientating - we downloaded the NZ Park-mate app and that seemed to work - with options to park closer by and then pay up to 120 minutes before going out and then parking around a kilometre away where there is unrestricted parking (parking 8-6pm and free after 2pm Saturday and free Sunday and bank holidays). The room we stayed in was a little tired and does need refurbishing - the carpet is literally threadbare - and other reviews comment on this and response from the owner has been the iconic style of the building - threadbare carpets are not art deco! For us for a few days it was a great base. Would we stay again, probably not. Would we recommend - yes if you are ok staying in a place billed as 5 star but the room feeling more like a shabby-chic Airbnb in an iconic building. The trade of is its location, seafront views and style of the building.

This time we were at the side of the building on the north side with a view of some roofs and the hill, which didn’t matter much as the windows were extremely dirty so we couldn’t see much anyway. Great location and have stayed before, in a beach facing room, which was really nice. This time we were at the side of the building on the north side with a view of some roofs and the hill, which didn’t matter much as the windows were extremely dirty so we couldn’t see much anyway. Admittedly recent weather had been foul but this was old clay type dirt not the salt spray which other buildings close by had suffered from. The room was large and the bed was very comfortable. The bathroom was good however the shower soaked the floor as the shower curtain directed the flow over the inadequate lip. Plenty of extra towels to mop up the mess was a great extra. Had to be careful not to turn the hand basin tap on too far as the basin was narrow and the flat tap outlet gave you a shower, waste down, if you turned it on more than a quarter. As a consequence I went home with most of my trousers and shorts wet through and a grumpy wife for a similar reason. Great restaurant downstairs (Lonestar) large meals with great staff and well priced. One last moan, the timber windows were way overdue for a refurb but they certainly complimented the dirty windows. All in all, not what I was expecting for the price. $740 for 2 nights. Oh and hard to find a convenient hot point for charging the phone, etc, etc, a big, big negative.
